Big hello to communa fam, haven’t got down to think of a proper post. So here’s a rough one.
Since we got a sbf, we checked out the unit before collection of keys. Should be done even before we select the unit lol!
We even talk to the neighbor to see what’s there to know about this empty house
A tip for future sbf appllicant, you can use your phone compass to roughly gauge the sun direction by pointing the compass at the main door.
Another decision making criteria for many!
Ours the mbr might have some west sun from the looks of it.
But mainly would be the service yard that’s got the sun which I feel is a bonus.
Buuut these days many go for electronic drying racks and dryers so we have not decide yet!
Another tip for sbf, we went down the block to gather inspirations of the designs we might find useful.
Some unit got their main door open so we are lucky to admire a little about the different designs and settings, since they have been living for sometimes, so the set up should be comfortable and homely.
And you will see the reason why in the next photo as we goes into the unit!

Our service yard comes with the basic drying rack outside and overhead drying rack.
We are also blessed with two thick pipes at the side of the kitchen wall. Not that we can complain much. But this means we cannot have two kitchen windows for natural light to shine into the kitchen.
Then a few steps in we have the house shelter that’s done properly with tiling and painted door.
We weren’t 100% sure we got a bare unit as the hdb officer said hdb has reinstate the house but might keep some things that’s still good.
But apparently this was a misinformation on her side as this SOP has long gone. More on her misinfo in the future posting.
Now hdb WILL reinstate and give new sbf owner a bare unit with just basic tiling, toilet fittings and doors like ours.

Tho if looking to the side we can see some 50degree angle opening to the clear sky as it is a multi storey carpark not another building 😂
The other half of the master bathroom.
The hdb folding doors is good as it’s pvc material. But it is a bit hard to close and the corners are hitting the frame as we open, not to mention the sound of closing too.

Enclosed and we thought kind of small if we build a glass panel at the side as our elbow might keep hitting the the glass.
Another tip for sbf, once we selected the unit, hdb officer informed us to book an appointment with the branch manager for viewing of the place before key is ready to be collected.
Not that we can cancel if we don’t like the viewing, maybe forgo the deposit? Not very sure on this.
Take as many photos as posisble, since you have not collect keys, maximize the weeks leading up to that to do planning or sketch books drawing style.
