We all know BTOs have smaller rooms and living spaces, esp if your place is a 4-room unit or smaller. Here’s what we did for our living rolm/dining table. 
This was from the day we collected keys and opened our door to the unit. As you can see, one glance from the main entrance and you can see the space that’s allocated for living and dining areas. 
There’s typically 2 ways to arrange the layout, living area or dining area by the windows, and the other at the door area. We chose to have living area by the window and dining area closer to the kitchen/main door. 
In living room, we have a tv console with a good amount of storage (we hid the TV box and PS4 inside) and mounted our TV on the wall. 
To add more storage space, we built a settee that also works as additional seats. No better way to maximize our carpentry than having 2 usage. 
To separate the 2 spaces, we added a full length arch niche with unique wood shelves that also allows us to add some decorative pieces. 
We didn’t do any built-ins for the dining area as this allows us to change up our dining set in the future if we need a bigger table.
