Defect check is honestly a MUST and 100% worth it.
They cover so many areas that we homeowners can easily miss out, especially if you don’t know what to look out for 👀
Some of the things they check include:
• Windows installed the wrong way / hooked incorrectly
• Paint stains, uneven paint, patchy touch-ups
• Crack lines (very hard to spot areas)
• Windows squeaking or not smooth when opening/closing
• Door misalignment causing friction or sound
• Water flow speed & drainage (toilet, basin, shower)
• Floor tile hollow sounds
• Uneven tiles or gaps between tiles
• Silicone finishing (bathroom & kitchen)
• Scratches or dents on doors, frames & glass
• Power points & switches functioning properly
• Window rubber seals

Another big plus 👉 you’ll receive a detailed defect report after it's done.
This makes it much easier to cross-check once BCA / the contractor has rectified the issues, so nothing gets missed and you have proper documentation to refer to.
We actually didn’t engage a defect checker on our own. Instead, we managed to negotiate with our ID to include it for FREE. (yes, FREE 😌)
If you’re working with an ID, definitely try asking. Many things are negotiable :)
