We wanted to hack the service yard wall to make the space airy and open. Turns out there's a beam at the top which cannot be trivially hack.
The RC beam in this case is actually hackable but requires PE endorsement. This will cost about $500, doubling our estimations for hacking service yard wall...
After hacking the wall, you will have awkward strip of wall tiles which needs to be hacked and managed too (plaster over). $$
Annoying beam in the bathroom that is neither here nor there. Originally you could mount your storage heater there but now you can't.
Also, if you are tiling your walls, you need to account for extra beams :)
The beam in the bedrooms is huge.. After placing the aircon above the door, your pipes cannot be placed below the aircon as it will block the door from opening.
This means you will have to run your pipes outside the room :O
Better have a plan to handle that aircon trunking now...
